What Affects the Cost of Gutter Cleaning?

A few things push the price up or down:

  • Property size and type. More guttering = more time. A terraced house with two sides takes around 45 minutes. A large detached with four sides can take two hours or more.
  • Number of storeys. Higher access means more setup time and, in some cases, powered access equipment. I'm IPAF certified to work up to 4 storeys (40ft), which most local contractors aren't.
  • Number of sides. A standard semi has two sides of gutter. Wrap-around extensions, rear additions, and L-shaped properties add more linear metres.
  • How long since the last clean. Heavy moss and compacted debris takes longer to shift than a routine maintenance clear.
  • Extras. Garages and conservatories are priced on top — typically £10 each.

What's Included in the Price?

Every job I do includes:

  • Full clearance of all selected gutters
  • Downpipe checks and flush-through
  • Before & after photos sent to you on the day
  • Free minor repairs — loose gutter clips re-secured, leaky joints re-sealed, at no extra charge
  • No VAT added to the invoice

If I find anything more serious — a cracked section, a failing joint, a downpipe that needs replacing — I'll tell you honestly and quote separately. I won't do work you haven't agreed to.

DIY vs Professional: Is It Worth the Cost?

Honest answer: it depends on your situation.

If you're comfortable on a ladder, have a decent one that reaches safely, and your gutters are single-storey with straightforward access — you can absolutely do it yourself. A gutter scoop and a garden hose will get most of it. You'll need a bucket, old clothes, and about an hour.

But most people book a professional for one or more of these reasons:

  • They don't own a ladder that reaches, or aren't confident at height
  • The gutters are at two or three storeys — where ladder safety becomes genuinely risky
  • They want the downpipes properly flushed and checked, not just the visible gutter
  • They want photos to show a landlord or mortgage provider

Falls from ladders account for the majority of serious DIY injuries in the UK, according to the Health and Safety Executive. For two-storey access and above, the cost of a professional is almost always worth it.

When's the Best Time to Book?

Late autumn — October to December — is the best single time to book. Leaves have fallen by then, so you're clearing everything at once rather than doing it twice. Most of my regulars book in November.

If you're near mature trees or you've had overflowing gutters during heavy rain, a spring clean (March–April) as well keeps things on top of it year-round.

Avoid leaving it until you've got a problem — overflowing gutters force water down the side of your house, and damp repairs to fascias and brickwork cost far more than a routine gutter clear.

Frequently Asked Questions

How much does gutter cleaning cost in the UK?

Most homes in the UK pay between £55 and £150 for a gutter clean, depending on property size and access. A standard terraced house starts from around £55–£75. Semi-detached homes are typically £75–£100, and larger detached properties range from £90 upwards. Always get a fixed price before the job rather than agreeing to an hourly rate.

How often should gutters be cleaned?

Once a year is the minimum — ideally in late autumn after the leaves have come down. If your property is near trees or you've had overflowing gutters during heavy rain, twice a year keeps on top of it. Blocked gutters left too long cause water damage to fascias, soffits, and brickwork that costs a lot more to fix than a routine clean.

Is it worth paying someone to clean gutters?

For most two-storey homes, yes. Working at height on a ladder is one of the leading causes of serious DIY injuries in the UK. A professional will have the right access equipment, check the downpipes for blockages, and spot any loose joints or cracks before they become a bigger problem. The cost is usually less than one call-out for a damp repair.

Do gutter cleaners charge VAT?

Not always. Sole traders below the VAT registration threshold (currently £90,000 turnover) don't charge VAT. Hugo's Roof & Gutter Cleaning is VAT-free — the price you're quoted is the price you pay, with nothing added on top.
